The goal of this project was to create a dramatic living space by renovating a portion of a large industrial brick building that overlooks the Piscataqua River in the historic district of Portsmouth, New Hampshire. The owner sought to emphasize the spaciousness of the building and its tall windows by allowing the Great Room space with its fifteen-foot ceilings to remain and anchor the design. The modest entry leads to a curving hallway that belies the grand space overlooking the river, while the master bedroom and study become loft spaces that overlook the Great Room and beyond. A new rooftop structure of over 1,200sf was added that provides a guest suite and bar area that adjoins a spectacular 700sf outdoor deck. A media room, bedroom, bath and storage areas occupy the space below the loft. An elevator was installed that connects the main level to the upper level and deck. In total, the living space created for this unique condominium is over 5,800sf.
The work included all new mechanical and electrical systems, windows and roofing. The roof addition includes deep copper-clad eaves and parapets and metal industrial siding that is consistent with the aesthetic of the original building. The interior is significant for the high level of the millwork, including a coffered ceiling, a grand fireplace and library casework and the curved staircase, suggestive of the maritime heritage of the region. |
